Factors influencing location search criteria: A choice set approach for residential location model

Abstract: Choice set generation is one of the significant aspects of residential location choice modeling. Most studies consider a typical approach of randomly generating choice set alternatives, which have been computationally efficient but have been criticized for lacking behavioral realism. Recently, few researchers developed choice sets based on different approaches such as distance to work, previous location, or reasons to move, or dwelling attributes to represent the housing search process. Following this trend, the present study also provides an alternative approach to represent the housing search behavior of households to develop a more informed and realistic choice set. Initially, a semi-structured questionnaire is used to survey ninety recent movers in 2021 to explore how households define their search space and what factors influence such behavior. The qualitative analysis resulted in the formulation of five dominant search criteria (such as near to work, near to friends/relatives, transport accessibility, and others) and several factors related to household characteristics, travel behavior attitude, and sensitivity to workplace and social network, and reason to move influencing the selection of dominant search criteria. Later, a survey (closed-ended) was carried out in 2022 in Biddhanagar Municipal Corporation (India), resulting in 459 data samples. At first, a latent class model is developed based on attitude towards work location distance senstivity, social network distance sensitivity, and travel behavior, resulting in the identification of four latent classes. After that, a multinomial logit model is estimated to identify significant factors for five search criteria alternatives. The result shows that factors such as type of mover (local or migrant), household type, presence of elderly or child, income, reason for move, vehicle ownership, and latent class significantly influence search criteria selection. For instance, households moving due to job search considers to search for housing near friends/relatives. The extension of the present work deals with developing a residential location choice model where the choice set is generated based on search criteria and identified factors.
